Proximity is a 16-storey tower at 1788 Ontario Street in Vancouver’s Olympic Village home to 68 condos & townhomes. Developed by Bastion Development Corporation and designed by IBI Group, Proximity’s sleek exterior facade is a striking addition to the neighbourhood and is described by Bastion as harkening back to the area’s industrial history. The building is future-facing too, with solar panels and green roof to reduce the building’s carbon footprint.

Condos & townhomes vary in size from 508 sq. ft. to 1167 sq. ft. There are both one-bedroom and two-bedroom units with water-resistant Hydrocork flooring in the living areas and bathrooms. Low-emission interior finishings help the building achieve healthy indoor environments.

The ceilings are something to note. While many developments mention overheight ceilings, these units possess some significant headroom which could make the building quite appealing to taller residents. Most living areas have 9 ft. ceilings, while ceilings on the 11th floor and up are 10 ft. – and the townhomes take advantage of 14 ft. ceilings to feel extra roomy.

Amenities for residents of Proximity include an exercise and fitness centre, a lounge, playground, a garden for urban agriculture, and bike room. Parking is provided to residents in an underground parkade with 24-hour video surveillance and secured entry. Access to each floor in the building is controlled, thus reducing the ability for people to wander about the property should they not be expected to.

Proximity is well-positioned within Olympic Village, a highly-walkable, master-planned neighbourhood. The SkyTrain is easily accessible by a short walk to the Olympic Village station, while the False Creek seawall presents an enticing route for walkers, joggers and cyclists. Nearby amenities include Hinge Park (with a dog park) and Science World. The growing False Creek Flats neighbourhood is located to the east, which brings its own attractions.

Much like other condo buildings in the False Creek area, Proximity is integrated into the False Creek Neighbourhood Energy Utility (NEU). The NEU is an innovative system which sustainably harvests excess heat given off by pipes under the street to help heat water and provide heating to connected buildings. This system allows buildings to eschew individual boilers and furnaces while reducing dependence on natural gas.
