The Opsal by Bastion Development Corporation at 1775 Quebec Street is a 24-storey condo tower with a total floor space of 180,000 square feet. This is a large residential development in Vancouver’s Olympic Village neighbourhood boasting 165 suites. Adjacent to the Opsal is Bastion’s other condo building, Proximity.

IBI Groups’ Gwyn Vose worked on the architecture for Opsal. Vose is known for involvement in other high-profile Vancouver residential buildings, such as the prestigious One Burrard Place. The southeast corner of Opsal has a “chevron shaped profile” which is intended to give the building a strong presence with an industrial angularity invoking the site’s heritage of industry.

The 165 suites at Opsal are divided into studios, one-bedroom suites, two-bedroom suites and three-bedroom suites. These suites vary in size from 409 sq. ft. to 1953 sq. ft. However, the real value comes in what all these different units have in common.

Homes at Opsal have designer carpet with hardwood and porcelain tile options, along with a custom-stained wood suite entry door. The kitchens have a Bosch range, Fisher Paykel stainless steel refrigerator with bottom freezer granite countertops. Residents can expect overheight 9-feet ceilings and delight in hot water baseboard heating. Most units have a balcony to take in expansive views. Units have in-suite laundry too!

Residents can expect to enjoy amenities such as an exercise and fitness center, a yoga studio, swimming pool, bike room and garden. Adding to this is the nearby Creekside Community Centre which has various facilities and classes for residents of the area to enjoy fitness and leisure. Proximity is a 16-storey tower at 1788 Ontario Street in Vancouver’s Olympic Village home to 68 condos & townhomes. Developed by Bastion Development Corporation and designed by IBI Group, Proximity’s sleek exterior facade is a striking addition to the neighbourhood and is described by Bastion as harkening back to the area’s industrial history. The building is future-facing too, with solar panels and green roof to reduce the building’s carbon footprint.

Condos & townhomes vary in size from 508 sq. ft. to 1167 sq. ft. There are both one-bedroom and two-bedroom units with water-resistant Hydrocork flooring in the living areas and bathrooms. Low-emission interior finishings help the building achieve healthy indoor environments.

The ceilings are something to note. While many developments mention overheight ceilings, these units possess some significant headroom which could make the building quite appealing to taller residents. The Compass is a pet-friendly condo development in Vancouver’s Olympic Village, originally built by Millennium Development and completed in 2009. Compass is part of Vancouver’s Olympic legacy: one of a cluster of buildings which served as the Athletes Village at the 2010 Winter Games. Today, this building remains a fantastic home for many people lucky to call this highly-desirable neighbourhood home.

Beautifully designed, thoughtfully appointed home

This 9-storey building offers 63 units in three earthy colourways ranging from light, medium and dark and respectively named Vancouver, Canada and World. Engineered hardwood flooring is used throughout the unit, with eco-wool carpeting in the bedrooms. This ends up eliminating the need for individual boilers and furnaces in buildings and reducing the consumption of natural gas for heating. In 2023, the City of Vancouver is undertaking a drastic expansion of the NEU which will triple its energy capacity.

For those interested in further optimizing their power consumption and reducing their carbon footprint, the units include a feature called PowerTab. The PowerTab is installed in every home to assist residents in tracking and controlling their household energy and water consumption – which also helps to save money by understanding exactly what is being used and when.

Home automation technology also improves the living experience at Compass. A radiant capillary heating and cooling system is intelligently paired with automated exterior blinds and deep balconies to ensure comfort and to limit heat gain. There’s even motion sensors on the lights with multiple zones to help with power conservation. No need to worry about leaving your lights on when you go off to work!

Completed in 2009, Shoreline is part of Millennium’s preparations for the 2010 Winter Olympics hosted in Vancouver. Formerly part of the actual Olympic Village and now an Olympic legacy in the master-planned neighbourhood of the same name, Shoreline continues to be a premium residential building. The Meccanica strikes an eye-catching presence in Vancouver’s Olympic Village. Completed in 2015 and designed by Rafii Architects, the Meccanica at East 1st & Quebec harkens back to its origins as the site of a workshop creating hand-crafted, replica Porsche roadsters. 165 homes ranging from 546 sq. ft. to 1590 sq. ft. in both condos and townhomes are spread between a tower and adjacent five-and-a-half storey building. The two buildings are joined via a four-storey, glass-enclosed bridge. Completed in 2017, Epic at West is the third and final phase of Executive Development Group’s residential complex occupying one city block. The complex comprises three towers totalling 486 residential units, including an 18,000 sqft. daycare and 43,000 sqft. of retail space. The Maynards Block development is anchored by its heritage namesake of aged red brickwork – the 1919-built Maynards Auctioneers building on West 2nd Avenue. The historic building has been upgraded and renovated into a modern commercial space to match its residential counterparts in the same complex, a 9-story condo tower next to a striking 13-storey condo tower with a curved glass façade to complement the angular brick building below. Altogether the entire complex has 254 residences in various configurations. 

As featured in the December 2012 issue of Award, a Canadian magazine about architecture, design and construction, Maynards Block is thoughtfully designed and constructed to carry its history forward and yet be modern enough to extend into the future. Focusing on incorporating the site’s history through exposed brickwork, engineered hardwood floors and walls, and even using the 1929 design plans to “recreate certain historic aspects, such as the original wood-framed windows in their original colour, a sort of green-bronze. We also added significant touches from the old design, including decorative scroll work and cornices.” With Buttjes Architecture at the helm of designing the residential complex, this development by Aquilini can boast a dynamic personality of tradition meets innovation.

Suites with Different Features Provide Options for Every Preference

The mix of housing types in this development comprises street-level townhomes, two-storey lofts, condominiums and penthouse suites. What the different units have in common are a committed design style to furnish each unit with in-suite features. For instance, kitchens feature an LG bottom-mount fridge, stainless steel range and appliances, European-style kitchen cabinetry and granite countertops. There’s undermounted puck lighting and recessed pot lighting to ensure great visibility in the kitchen. Residents can expect wide-plank flooring, or carpeting in the bedrooms, little details which compound with other details to reinforce how well this building has been designed and built. Floor-to-ceiling windows offer expansive views of the surrounding area and allow natural light into the units, while large balconies offer options for entertainment or just relaxing with a good book.

Olympic Village is a highly-walkable and accessible, master-planned neighbourhood known for its vibrant atmosphere. Originally built during the 2010 Winter Olympic Games as Vancouver’s athletes village, the area was first conceived with sustainability in mind and, in the decade since that time, the neighbourhood has only improved. Key to this is the neighbourhood’s prime position in relation to transit access and mobility with Maynards Block being located near two SkyTrain stations, a scenic bike path along the False Creek seawall, the AquaBus servicing points around False Creek, and various bus routes connecting different areas. Pinnacle on the Park is a beautiful, purely-residential development by Pinnacle International. Part of the building’s name is taken from its proximity to East Park, which stretches from the Pinnacle building to False Creek, allowing for pleasing views of the North Shore’s magnificent mountains rising above Vancouver’s Downtown core. Design Inspired by the Story of False Creek

The 18-storey, 139-unit building is designed by Bingham + Hill Architects, noted for their architectural projects like the Westin Resort Whistler, VSO School of Music and Two Burrard Place. The building’s design draws inspiration from the industrial heritage of False Creek’s shoreline. Landscape design and bird houses inspired by crossing lights are a few details of how these themes are incorporated into Pinnacle on the Park’s design. 

“A gently curved metal exterior with punched openings is reminiscent of the products produced in the metal works shop that once stood at this site. Blue and green glazed finds, inspired by the hues of the Pacific, cast coloured light onto the surrounding surfaces. This dynamic effect creates a shifting expression of materiality through the day.”

Pinnacle on the Park is thoughtfully designed and luxuriously appointed on the inside too. In today’s spotlight, we will be visiting the beautiful Kayak building. Built by Millennium Development for the 2010 Winter Olympic Games hosted by Vancouver, Kayak is part of the original Olympic Village and served as accommodations for Olympic athletes and officials. After the event, the development was ready to serve as a residential complex comprising three buildings located at 77 Walter Hardwick Avenue, 1633 Ontario Street and 12 Athletes Way, respectively. 

Partake in a legacy of surpassing gold-medal sustainability

Being part of a carefully-planned, green, family-oriented community and neighbourhood comes with certain expectations for residential buildings. Buildings which were part of the original Olympic Village—including Kayak—received LEED Platinum Certification in 2010.
